8 Destin Beach Resorts Compared: Location, Fees & Beach

Search for Destin beach resorts and the names start to blur together: Pelican, Palms, Surfside, Edgewater, Henderson. They do not all share the same beach, county, or even the same kind of stay. Of the eight resorts in this guide, five have Destin addresses, one sits on Okaloosa Island across the East Pass with a Fort Walton Beach address, and two are across the Walton County line in Miramar Beach. Where a resort sits shapes your week more than its pool count does, because it decides whether dinner is a walk, a short drive, or a bridge crossing in summer traffic.

Seven of the eight are condo or vacation-ownership style properties rather than conventional hotels. Units may be booked through different rental managers or reservation channels, so check-in age, pets, parking, fees, and cancellation rules can vary with how you book. Henderson Beach Resort is the only traditional full-service hotel in this list. I’d sort this list by location and stay type first, then compare amenities. Everything below is as each resort or its listing described it in September 2026.

The short version

Five of these eight resorts have Destin addresses, and three of them (Pelican Beach Resort, Destin Holiday Beach Resort, and SunDestin Beach Resort) share the 1000 block of Highway 98 East, about 2.5 to 3 miles by road from Destin Harbor. Destin West Beach & Bay Resort is on Okaloosa Island with a Fort Walton Beach address, and Edgewater Beach Resort and Surfside Resort are in Miramar Beach, Walton County, about 9 to 10 miles from the harbor. Henderson Beach Resort is the one full-service hotel on the list. Hotel stays carry a 49 dollar daily resort fee, with parking charged separately, while Henderson’s vacation rentals use a different fee structure with daily resort fees from 76 to 110 dollars depending on unit size. The Palms of Destin is inland, with a beach shuttle March through October. Destin West does not allow guest pets, while Henderson has designated dog-friendly rooms and rentals.

Three Places Hide Behind the Name Destin

Destin is a small name for a long stretch of coast. West of the pass, Okaloosa Island has a Fort Walton Beach address, and getting into Destin means crossing the East Pass bridge. Destin itself runs from Holiday Isle, the peninsula between Destin Harbor and the Gulf, east along Highway 98. Past Destin’s east edge, across the Walton County line, Miramar Beach has its own beach access and its own rules, which our Destin public beach access guide walks through.

In Destin, I choose the side of the pass before I choose the resort. Highway 98 around the harbor and the East Pass bridge can back up in summer, so a resort on the wrong side of it turns every harbor dinner and charter boat morning into a bridge crossing. The same logic runs east: from Miramar Beach, the harbor is a real drive, while the outlets and a grocery store can be a short walk.

Condo Resort or Hotel: What Changes at Check-In

The two resorts that publish the clearest rules show how much a stay type can change. Destin West lists 4 p.m. check-in, 10 a.m. check-out, two parking passes per unit, and no pets for guests. Henderson Beach Resort lists a hotel check-in at 4 p.m. and check-out at 11 a.m., but its vacation rentals start at 6 p.m. and end at 10 a.m., and one guest in the room must be 21 or older to check in. Same resort, two different sets of rules.

That is the thing a first-time visitor is most likely to miss. A resort’s marketing page describes the resort, while your booking channel’s rules describe your unit. I’d read the second before paying, and confirm parking, pets, age, and cancellation in writing.

Before you book: Ask the booking channel four things: is there a resort or amenity fee, how many cars does the unit’s parking cover, are pets allowed in that unit, and what is the cancellation rule if a storm changes your dates.

Destin West Beach & Bay Resort: Two Sides of Highway 98 on Okaloosa Island

1320 Miracle Strip Pkwy SE, Fort Walton Beach, FL 32548

Destin West is the only resort in this guide west of Destin, on Okaloosa Island with a Fort Walton Beach address. That suits some trips well. If the plan is a resort week with the pools and the Gulf on your doorstep, the address hardly matters. If you want harbor dinners, charter boats, or a Destin beach park most days, you will cross the East Pass bridge each way.

What sets it apart from the rest of the list is that it comes in two halves. The Gulf side has beachfront condos, and the bay side has its own pools and a 700-foot lazy river. An elevated walkway over Highway 98 links the two. The resort lists seven pools in total, four on the bay side and three on the Gulf side, along with a marina, a fishing pier, and a fitness center. Pools normally run 9 a.m. to 10 p.m.

The rules are firm. Guests cannot bring pets, and only owners with registered pets are allowed in designated areas. Each unit gets two parking passes, the lots are monitored, and the resort says towing may be enforced.

What you can reach on foot

This is where Okaloosa Island quietly beats several of the Destin addresses. The Boardwalk on Okaloosa Island, at 1450 Miracle Strip Parkway SE, is a short walk along the highway, and its operator lists four restaurants there: The Crab Trap, Rockin Tacos, Floyd’s Shrimp & Steak House, and Al’s Beach Club. The Okaloosa Island Pier sits along the same short stretch of shoreline, and Gulfarium Marine Adventure Park is about a third of a mile away at 1010 Miracle Strip Parkway SE. A beach morning, a pier walk, a marine park afternoon, and a seafood dinner can all happen here without moving the car, which is rare on this list.

When you leave the island

Destin Harbor and HarborWalk Village are about 5 miles east by road, over the East Pass bridge. Early in the day that is a quick drive. On a summer afternoon I’d expect it to take much longer, because the bridge and the harbor stretch of Highway 98 are where traffic stacks up. If I were staying here, I’d plan Destin days in blocks: cross once in the morning, stay through lunch and the harbor, and come back after the evening rush rather than bouncing back and forth.

The other direction is easier for errands. Fort Walton Beach is across the Brooks Bridge, which is being replaced, so expect construction on that approach. Destin-Fort Walton Beach Airport (VPS) is reached through Fort Walton Beach too, which makes Destin West a shorter airport run than the Destin-address resorts.

I’d book Destin West for a family that wants the lazy river, the Gulf, and dinner on foot in one stay, and that does not mind driving over the bridge for Destin days. I wouldn’t choose it if harbor activities are the main plan.

The 1000 Block of Highway 98 East: What Three Resorts Share

Pelican Beach Resort, Destin Holiday Beach Resort, and SunDestin Beach Resort sit along the same short Gulf-side stretch of Highway 98 East, in that west-to-east order. Their mapped locations sit within less than half a mile of each other, so the location story is the same for all three, and I’ll tell it once here.

  • Across the highway: Big Kahuna’s is at 1007 US Highway 98 East, directly across from this block. It is close enough to walk, but you are crossing a busy highway to get there, so I’d plan that crossing with kids rather than treat it as a stroll.   • Breakfast: Crackings, the breakfast restaurant at 979 Highway 98 East, is on that same north side a short way west. It is the kind of meal I’d walk to on a slow morning.
  • Groceries: Publix at Main Street, 771 Harbor Boulevard, is about a mile west. I’d stock up there on the way in rather than make it a daily trip.
  • The harbor: HarborWalk Village and the charter docks are about 2.5 to 3 miles west by road. Of the eight resorts, this block is the closest to the harbor, which is why I’d pick it when fishing charters or a Crab Island trip are on the list.
  • Overhead: Destin Executive Airport, a general aviation field, is less than a mile north of this block, so small planes are part of the background.

The trade-off is that this is a highway address, not a quiet beach road. The beach side is what you are paying for, and the street side is busy.

Pelican Beach Resort: Two Buildings and a Parking Garage

1002 Highway 98 East, Destin, FL 32541

Pelican Beach Resort is the western one of the three. The broader Resorts of Pelican Beach setup includes the Gulf-front Pelican Beach Resort and The Terrace at Pelican Beach, a separate associated tower nearby with shared resort amenities and beach access. Its own site lists a parking garage with EV chargers, Pelican Beach Café, a beachfront Tiki Bar, pickleball courts, and a conference center, and says Pelican Beach Management runs a front desk on site around the clock. A rental company’s listing adds a community pool and hot tub, a kiddie pool, tennis courts, a fitness center, and grills.

The garage is the detail I’d weigh most. In a block where the street side is a busy highway, covered parking and EV charging make the car part of the trip easier, and a round-the-clock management office helps when you arrive late. When two buildings share one name, I’d also check which one your unit is in before comparing photos, and ask which way the unit faces.

Destin Holiday Beach Resort: The Timeshare in the Middle

1006 US Highway 98 East, Destin, FL 32541

Destin Holiday Beach Resort sits between its two bigger neighbors. The Destin Chamber of Commerce lists it as a vacation ownership resort (a timeshare) with Gulf-front condominiums and 500 feet of sugar white sand. That beachfront is the detail I’d trust most. Because it operates as a vacation-ownership resort rather than a conventional hotel, availability can work differently from a standard hotel booking. I’d check the live reservation inventory for your exact dates rather than assume the same room types will always be available.

Current listings for the resort describe a large Gulf-view pool with a hot tub, a children’s pool, lighted tennis courts, a putting green, shuffleboard, a game room, a fitness center, and grills, and list it as no pets and no smoking. For parking and anything specific to your unit, I’d confirm with the booking channel before counting on it.

I treat this one as a price check against its neighbors. You get the same beach block, the same walk across to Big Kahuna’s, and the same short run to the harbor, in a smaller building with fewer listed extras. If a unit here comes in well under a comparable Pelican or SunDestin unit, that is when I’d book it, after asking what the unit looks out on.

SunDestin Beach Resort: The Rainy-Day Pick in the Block

1040 Highway 98 East, Destin, FL 32541

SunDestin Beach Resort, which people also search as Sun Destin Beach Resort, is the eastern one of the three: an 18-story Gulf-front tower with about 100 yards of beachfront. Scenic Stays, which runs the rentals, currently lists an on-site restaurant, along with The Sea Store, indoor and outdoor pools, a hot tub, fitness facilities, a summer recreation program for kids, and a 24-hour front desk. Live listings disagree on the restaurant’s current name, so I’d confirm the venue before planning a meal around it.

Those extras are why I’d lean toward SunDestin over its neighbors when the forecast looks mixed. An indoor pool and an on-site restaurant cover a stormy afternoon, and a staffed desk helps with a late arrival. If one specific amenity is the reason you are choosing the resort, I’d still confirm its current status before paying, especially because resort amenities can change seasonally.

The Palms of Destin Resort & Conference Center: Close to Everything but the Sand

4201 Indian Bayou Trail, Destin, FL 32541

The Palms of Destin Resort & Conference Center is the only inland resort on this list, and that is the most important thing to know about it. It is not on the beach. The resort’s rental site places it near Henderson Beach State Park and says a complimentary beach shuttle gets guests to the beach in under five minutes. Compass Resorts, which manages rentals, lists the shuttle as running in season, March through October.

On a map, the Palms sits north of Highway 98, less than a mile from the 1000 block and about a mile and a half from Henderson Beach Resort. That middle position is its real selling point. Big Kahuna’s is roughly a mile west, a Walmart Supercenter on Emerald Coast Parkway is a short drive away for supplies, Destin Commons is about 2 to 2.5 miles east by road, and the harbor is about 3.5 to 4 miles west. Destin Executive Airport is about a mile away too, so like the 1000 block, expect small planes overhead.

What you get for giving up the beachfront is room to spread out. The resort describes a lagoon pool, a kiddie pool, a splash pad, and a hot tub, along with a fitness center, tennis, indoor pickleball, basketball, a playground, and on-site dining at The Blue Lagoon Beach Club. Compass Resorts also lists Sergio’s Cucina Italiana and Martini Bar. The condos run from 2-bedroom junior units of 970 square feet to 3-bedroom units of 1,445 square feet. For an evening that does not involve driving, Magic Destin, a comedy magic show, lists The Palms of Destin as its venue.

The shuttle is the detail to pin down. Outside March through October, ask how guests get to the beach. In season, ask how often it runs and where it drops off, because a shuttle changes the day in a way that walking out your door does not. My plan here would be simple: beach in the morning by shuttle, pool and lunch back at the resort through the hottest hours, then one drive out for dinner.

I’d pick the Palms for a multi-family trip that wants two or three bedrooms and a pool day at home, and I’d skip it for a couple who wants sand in the morning and the sunset in the evening without planning a ride.

Henderson Beach Resort: The Hotel Next to the State Park

200 Henderson Resort Way, Destin, FL 32541

Henderson Beach Resort is the only one of the eight that runs as a full hotel. It sits on the shoreline next to Henderson Beach State Park, and it lists The Spa at Henderson plus five places to eat: Primrose Coastal Italian, Horizons Gastropub, Sea Level, Sprinkles Café, and The Rooftop. It also rents vacation rentals, which is why its FAQ lists two sets of check-in times.

The price structure is the thing to work out before you compare it with a condo. For hotel stays, the resort lists a 49 dollar daily resort fee that covers private beach access, the fitness center, seasonal water sports, bikes, Wi-Fi, and entry to Henderson Beach State Park. One guest in the room must be 21 or older. Coolers, outside food and drinks, and private beach chairs are not allowed on the beach.

Hotel parking is separate from the resort fee: Henderson currently lists valet parking at 39 dollars per vehicle per night and limited remote parking at 29 dollars per vehicle per night. Vacation rentals have their own daily resort fees, which the rental policy lists from 76 to 110 dollars depending on unit size. The policy also lists separate housekeeping, administration, and limited damage-waiver fees, so I’d compare the full booking total rather than the nightly rate alone.

Henderson has designated dog-friendly hotel accommodations and selected vacation rentals (the rental policy names select Lofts and Parkside units), but its current pages are not completely consistent on which suites qualify, so confirm the specific room or rental before booking. Dogs are not allowed in the restaurants, at the spa, or on the pool decks, and they are not permitted on beaches in Okaloosa County.

The neighborhood around it

Henderson sits at the east end of the Destin addresses, and that changes what is close. Destin Commons, the open-air shopping center, is about a mile away by road, across Highway 98, and a Publix and The Fresh Market are on Commons Drive nearby. The harbor is the long run: about 5 to 5.5 miles west by road, the farthest of the five Destin addresses. The resort lists Destin-Fort Walton Beach Airport (VPS) at about 20 miles and 30 minutes, and Northwest Florida Beaches International Airport (ECP) at about 48 miles and an hour.

If I wanted a hotel-style stay in Destin, this is where I’d start, and I’d add the resort fee and parking to the nightly rate before comparing it with a condo. Henderson works best when the week centers on the resort and the state park, with the harbor as one or two planned evenings rather than a nightly drive. Across the County Line: Surfside and Edgewater in Miramar Beach

The last two resorts are marketed as Destin but sit in Miramar Beach, in Walton County, along Scenic Gulf Drive. Addresses on this road climb as you head west, so Surfside at 1096 is actually west of Edgewater at 291, about three quarters of a mile apart. Both are about 9 to 10 miles by road from Destin Harbor, and both are close to Silver Sands Premium Outlets, so this is the pair I’d look at when shopping and an easy beach day matter more than the harbor.

The county change matters for beach rules, so check the local rules for Miramar Beach rather than assuming Destin’s apply.

Surfside Resort: A Single Tower Across the Road From the Gulf

1096 Scenic Gulf Drive, Miramar Beach, FL 32550

The detail that separates Surfside is how you reach the water. It is a single high-rise tower on the inland side of Scenic Gulf Drive, with a sky bridge from the pool deck over the road to the beach, according to rental listings. Listings call it Gulf-front, but I’d think of it as a short walk over the bridge rather than a step onto the sand.

On the property, the listings describe a large heated pool, a kiddie pool, two hot tubs, tennis, basketball, and shuffleboard. Ocean Reef Resorts counts 236 units and lists two parking spaces per unit, and Compass Resorts lists covered parking. The Royal Palm Grille, a seafood and steak restaurant with a full bar, is at Surfside’s address, and the resort’s owner site also points to a tiki bar and a beach bar.

This is a good stretch for eating without the car. The Whale’s Tail Beach Bar & Grill at 1373 Scenic Gulf Drive is about a third of a mile west, the Surf Hut at 551 Scenic Gulf Drive is about half a mile east toward Edgewater, and Seascape’s golf course and Cabana Cafe are right around the resort. Silver Sands Premium Outlets is about 1 to 1.5 miles away by road, and the Village of Baytowne Wharf at Sandestin is a short drive east.

That makes Surfside more of a shopping, golf, and Sandestin base than a Destin harbor base. I’d choose it over Edgewater when on-site tennis and a restaurant in the building matter, and when nobody in the group minds the bridge walk to the beach.

Edgewater Beach Resort: Gulf-Front With the Chairs Already Out

291 Scenic Gulf Drive, Miramar Beach, FL 32550 (listed as Edgewater Beach Condominium)

Edgewater’s own site describes a Gulf-front private beach and more than 100 privately owned condominiums in one-, two-, and three-bedroom layouts. Guests who book directly through Edgewater’s on-site rental management receive a daily setup of two lounge chairs and an umbrella from March through October, weather permitting. The site also lists the Poolside Bar & Grill, an on-site concierge, beach volleyball, and a 24-hour fitness center. A rental company’s listing adds a two-tiered pool, a putting green, and tennis courts, and describes a crescent-shaped building of up to 18 stories.

That “book directly” condition is the detail I’d act on. If the chair setup is part of why you are choosing Edgewater, book through the on-site rental office for a March through October stay, or ask a third-party host exactly what beach service their unit includes.

A Winn-Dixie sits on Poinciana Boulevard a couple of hundred yards away, Austons on 98 is on the same short stretch, and the Surf Hut on Scenic Gulf Drive is about a quarter mile west. Silver Sands Premium Outlets is under a mile away, but it is across Highway 98, so I’d drive or plan the crossing carefully. Baytowne Wharf is a short drive east.

The trade-off is distance from the harbor, about 10 miles by road, which puts HarborWalk Village and the charter docks well outside a casual evening plan. I’d choose Edgewater when a beach day with the chairs already set up and groceries on foot matter more than a harbor evening.

The harbor is the point of the trip: the 1000 block of Highway 98 East, the closest of the eight at about 2.5 to 3 miles by road. Pelican Beach Resort if you want a garage, SunDestin Beach Resort if you want an indoor pool and a restaurant in the tower, Destin Holiday Beach Resort if the price is right.

A pool-heavy week with dinner on foot: Destin West Beach & Bay Resort, as long as the bridge crossing for Destin days is acceptable.

I’d plan on one. Destin West and Edgewater are the easiest places to skip the car for an evening, since restaurants, and at Edgewater a grocery store, are within walking distance. Everywhere else, Highway 98 is the road you live on, and Destin West is across the East Pass bridge from Destin. The Palms of Destin explicitly offers a complimentary seasonal beach shuttle from March through October, but it does not replace having a car for getting around Destin.
